Solmaz carries out commercial fit-out work for offices, shops, restaurants and workspaces across London. We take a bare or tired interior and turn it into a space that is ready to open, handling partitions, ceilings, flooring, lighting, data, decoration and the joinery that ties it together. The work is planned around your lease dates and trading hours, so the space is finished when you need it and to the standard your brand calls for.
An office fit-out is as much about programme as it is about finishes. We set out the sequence clearly, keep the trades coordinated on site, and protect any areas that stay in use while the work goes on. Many jobs run in phases or outside normal hours so your team can keep working, and we manage the rules that landlords and managing agents put in place. From a category A shell to a full category B fit, the aim is the same: a workspace that looks right, works properly and is signed off cleanly.

Landlord shell finishes and full tenant fit-outs, coordinated with building management and delivered to the agreed specification.
Things clients check before a fit-out
Can you work while we stay open?
Yes. Most fit-outs are planned in phases or outside trading hours so your team can keep working. We seal off the active area, control dust and noise, and coordinate with your facilities team throughout.
Do you handle an office fit-out from design through to furniture?
We do. An office fit-out with us can cover space planning, partitions, services, decoration and loose furniture, so you deal with one team rather than a string of separate suppliers.
Will the work meet landlord and building rules?
We work to the landlord’s fit-out guide, arrange the approvals and method statements managing agents ask for, and keep building management informed at each stage.
How is the project priced?
Once the layout and specification are agreed we provide an itemised quotation, so the cost is clear before work starts. Any changes are priced and agreed in writing as they arise.
How long does a typical fit-out take?
A small office might take a few weeks, while a larger or phased scheme runs longer. We give a programme with the quote and keep the job tracking against it.
Do you provide the joinery and finishes in-house?
Much of the joinery, such as reception desks, counters and storage, is made in our own workshop, which keeps quality consistent and the programme under our control.
